DECA Baywalk Talisay Phase 3 Rent To Own



DECA Rent To Own

Thank you for your interest with our Rent To Own units in Deca Baywalk Talisay Phase 3. All in all We have 128 units composed of Regular Units with lot area of 40sqm and our With Parking Unit with lot area of 52.00sqm. As of today the pricing and computation is not yet done hopefully we can disseminate all the info on Wednesday.

Currently, Out of 128 available units only 60 units are Ready for Occupancy However, our Engineering Department is looking forward to deliver and finish all the 128 units by the end of this month

Our payment scheme is Rent To Own with a maximum Contract of Lease for 25years with options for assumptions to the immediate family of the leasee. If the latter will choose to have it transfer. The buyer/tenant/leasee will have to pay 1 month Advance and 2 months Deposit. Only portion of the monthly rental will be deducted to the principal of the Bargain Price since big portion of it will goes to interest payment & real property tax.

Once the individual Certificate of Title of the lot is already available then the account will be migrated either to Pag Ibig Financing or In House Financing. The loanable amount will be based on the remaining principal balance of the Bargain Price. However, prior to migration of the account to Pag -Ibig or In House Financing buyer has to pay all the taxes for conversion of the Title to their name since it is not included in the Bargain Price due to uncertain future increase of BIR zonal valuation & other future Tax increases for Transfer & Registration Fees.

Further,the processing of the Individual Certificate of Title of the lot in Deca Baywalk Talisay Phase 3 under the Rent To Own scheme could be 10years or more. Thus, buyer who wants to preterminate the Contract of Lease or pays off the Bargain Price must wait until the Title is already available since right now we only have Tax Declaration 'coz the property is still under the friar lands and processing for individual Certificate of Title is still on process.

Upon turn over of the unit Electric and Water supply will be provided already at the expense of the Developer but still under the name of 8990 HDC.

As to the requirements need 2 valid Ids with 3 specimen signature including the spouse if married, 1 x 1 ID Picture, proof of income and 36 pcs post dated checks. Check requirement may follow after payment of 1 month advance and 2 months security deposit

Buyers/Leasee Monthly Gross income Requirement should be 35% of it will be either equivalent or higher than the monthly rental.
